The Problem With Big-Group Lodging

We've hosted a lot of groups over the years, and the lodging math for 12 to 24 people is usually bad. The giant lake house sounds great until eight adults are sharing three bathrooms, two people get the bunk room, and the one kitchen turns into a bottleneck three times a day. The hotel block solves the bathroom problem and creates a new one: there's nowhere to actually hang out together except a lobby.

Our setup splits the difference. Four townhouses on the same block, each with its own kitchen, living room, bathrooms, and laundry. The group is steps apart all weekend, but every household gets a real front door, real beds, and a quiet place to retreat at the end of the night.

Who This Setup Works For

💍

Wedding parties & guest overflow

Traverse City is full on summer wedding weekends. Put the wedding party or both families on one block instead of scattering them across hotels. Each unit has space to get ready, and everyone is a short walk from downtown dinners.

👨‍👩‍👧‍👦

Family reunions

Each branch of the family gets its own kitchen, living room, and bathrooms. Mornings are calm, evenings are together. Nobody draws the short straw on the pull-out couch in the basement.

🥂

Bachelorette weekends

Walk to downtown wine bars and restaurants, or book a Leelanau or Old Mission wine tour with shuttle pickup. Coffee the next morning is an easy walk or a short ride down the trail. Split into units at night so the early sleepers and the night owls both win.

🚴

Ski, bike & race groups

The TART Trail is steps from the front doors and Hickory Hills is a 15 minute drive. Garages and gear storage mean bikes and skis sleep inside, too, and on race weekends like the Bayshore Marathon the whole team stays on one block.

☀️

Multi-family summer trips

Two, three, or four families traveling together. Kids run between units, parents keep their own routines, and the bay beach is a 12 minute walk.

Every unit has its own full kitchen, so groups usually pick one townhouse as the dinner-and-games headquarters and spread out from there.

Why North Boardman Works for Groups

Big groups generate a lot of coming and going. This neighborhood absorbs it. Read more in our North Boardman neighborhood guide.

🚲

TART Trail out the door

The paved trail network runs right past the townhouses. Bike, run, or walk it to downtown, the bay, and beyond.

🚶

Walk or bike downtown

Downtown Traverse City is about a 10 minute walk. Restaurants, breweries, tasting rooms, shops. No designated driver debates.

🚗

Parking at every unit

Each townhouse has its own parking, and three of the four include a garage. No circling the block with a car full of luggage.

🌙

Quiet street at night

This is a residential neighborhood, and it stays that way after dark. Groups that want to be together and still sleep well do great here. It is comfortable group lodging, not a party venue.

How Booking Multiple Townhouses Works

Each townhouse books on its own at book.roostnorth.com. For a group taking two or more units, the best move is to contact us first. We manage all four calendars, so we can confirm the same dates are open across the units you want and hold things steady while your group sorts out who's coming.

Booking direct means you're working with us, the hosts, from the first message. Best price, best service, and one person to text when you want a restaurant reservation tip or an extra pack-and-play. More on that here: why book direct.

  1. 1

Send us your dates and rough headcount.

  2. 2

We confirm which units are open and coordinate the calendars for you.

  3. 3

Book each unit direct at book.roostnorth.com, one reservation per townhouse, so each family can pay for its own.

Group Rentals in Traverse City: Frequently Asked Questions

How many people can the four townhouses sleep in total?

The four townhouses sleep up to 24 guests total, 6 per unit. Trailside Townhouse, TART Trail Townhouse, and North Boardman Townhouse each have 2 bedrooms plus a loft and 2 bathrooms. Boardman Basecamp has 3 bedrooms and 2 bathrooms. Across all four units that's 9 bedrooms plus 3 lofts and 8 bathrooms.

Are the townhouses really next to each other?

Yes. All four sit side by side on the same block in Traverse City's North Boardman neighborhood. You can walk between front doors in seconds, so the group can gather in one unit for dinner and split up at night.

Can we book just two or three townhouses instead of all four?

Yes. Each townhouse books on its own, so you can take two units for a group of 8-12 or three units for up to 18. Contact us before booking multiple units and we'll coordinate the calendars so your dates line up across all of them.

Does each townhouse have its own kitchen and laundry?

Yes. Every unit has a full kitchen, its own living space, a washer and dryer, central air, WiFi, and a smart TV. Groups usually pick one unit as the gathering spot for meals and use the others for quiet space.

Is there parking at the townhouses?

Yes. Each townhouse has its own parking, and three of the four include a garage, which doubles as storage for bikes, skis, and beach gear.

How far are the townhouses from downtown Traverse City?

About a 10 minute walk to downtown Traverse City and roughly 12 minutes on foot to the Grand Traverse Bay beaches. The TART Trail is steps from the front doors, so biking downtown takes just a few minutes.
